KAWA HAUS BY SANSIRI – The heritage of good living in the Bangkok metropolis

Like what everyone in Bangkok said, the price of condominium these day gone up so high. It makes me wonder 'how people in next generation gonna live if their parent didn't prepare for them?’ Many children are so lucky that their parent have ability to buy extra properties for them. In future, they don't even have to work! They can just collect the rental fee from tenants every month and enjoy their luxury of freedom in life. Some parent have to economize, so they can buy one small condominium room in town so their children can live when they study or work in the city someday. Actually, not only parent who are looking for condominium for their children. Some adult are also looking for the good environment condominium for their retired parent to live close to them. So, they can look after their parent easier and they want their parent to have a better quality of living.
No matter what the reason is, what I would like to suggest to consider is ‘Not only condominium in the center city that close to BTS are always a good choice. Living in a good environment, peaceful, plenty of space for your children to run around or bike around or for your parent to exercise and get fresh air with a little warm of sunlight in the morning are also the priceless value too.
My parent was really shock when they first saw my tiny room at The Base Park West. But after I try to invite them to enjoy walking around T77 area, they are starting to consider to move in now.
What T77 gonna look like in the future?
Absolutely! City is going to extend along the BTS line. You can see from news that a lot of new condominium pop up around BTS Bearing station and I also heard that there is a new condominium going to launch next year in Soi Sukhumvit 107 which price per square meter might be around 100,000 bahts. Another factor that you should consider is a lot of office buildings extend to outer sukhumvit area now. Start from ‘M tower’ and another CP building at BTS BangChak and ‘Bhiraj Tower @ Bitec’ at BTS BangNa and latest ‘Summer Lasalle’ which is mix used of Office Campus + Retail + Hotel on 61 rais of land at BTS Bearing. So, Onnut will be a center city residential area in the future for sure. (But not as center as PromPong)

And if you compare condominium in others area with T77, you can see that T77 is very unique. Others condo cannot give you the feeling of good community but T77 can, and also offer you a good environment and atmosphere start from the entrance that you have to cross the beautiful bridge. It make this area look so elegance and hideaway from the chaos. Another reason that I really like is that Sansiri, the developer, invest a lot in greenery space such as big trees on sideways, mini-park, jogging and biking track to make this area look like living in a good quality town or village. The diversity of the community is also another charming factor for this area too and Habito Community Mall is a center of community that can bring and mix people together and reflect a picture of good community which is very unique and no others area can compare with. This beautiful community will increase its own value through time and become an oasis of this metropolis that can be a priceless heritage to the next generation.
T77 also has its own disadvantage which is the distance from BTS station, around 1.2 from Habito Mall to BTS Onnut and BTS Prakanong, but Sansiri has solve this problem by providing Shuttle Bus service to BTS Onnut every 15 minutes from 6.30am – 10am and every 30 minutes from 10am – 10.30pm to BTS Onnut and BTS Prakanong and each condominium also has their own shuttle service too.
From my personal aspect, I think it up which lifestyle do you prefer. If you are looking for a peaceful greenery residential area that you can just walk down from the condominium and enjoy the space but you might have to waste a little time to wait for the shuttle service, this is the place for you. If you are looking a super urban living lifestyle, being super cool in the center city with 0 meter distance from BTS station, then skip this.
Food is another factor that is super important and don’t worry at all, not only Habito Mall can provide a lot of nice local restaurant here. Behind the mall, there are also a local restaurant and local food court with a very nice atmosphere. Soi Predee 2 also plenty of yummy and cheap street food and Onnut also has fresh market and supermarket like Big C and Tesco Lotus.
KAWA HAUS’s detail
I know! The first thing that people gonna complain is distance, right? I totally agree that it is very far from BTS station, about 1.6-1.7 kilometers.

But KAWA HAUS also has its own advantages such as 150 meters garden along a canal with a nice scenery from green space on another side. I know that some people will compare with HASU HAUS which is also close to the canal, closer to Habito Mall and the price is cheaper. My personal opinion is - I don’t like HASU HAUS! I don’t like the way they design 2 building to block each other and the room layout that they put kitchen close to the window is not luxury. But at KAWA HAUS, there are a lot better design and function such as 6,000 square meters of facilities, twice the size of MORI HAUS and even triple of HASU HAUS. Floor plan of the condominium also look better with more open space. Room layout also better and align with ‘Urban Resort Condo’ concept for example; a bigger balcony space that connect to the living room so you can open a very big window or sliding door to welcome a good atmosphere around the condominium. Facilities here are also a lot bigger and better included co-working space, co-pantry space, and farm shelf, Lobby, Lounge, Fitness, 32 meters swimming pool, Hot and Cold Jacuzzi and 150 meters of garden along a canal.
But all details above cannot compare with value of land like this in the center of the metropolis that surrounding with good and peaceful environment in T77 which will become a very rare property that no others area can compare and this priceless will still increase their own value from time to time as a heritage for someone you love.
Sometime number or price cannot measure the value of everything!
KAWA HAUS place on 6 rais of land, 546 residential units, 3 residential building and another 2 stories Clubhouse and 1 basement parking. Total parking area is 45% of residential unit.
Size of 1 bedroom is from 29.75 – 43.75 square meters and size of 2 bedrooms is from 50.50 – 78.75 square meters



































Conclusion
If you gonna ask me about short term investment in this condominium, I gonna say No! This is not a good place in short term investment at all. Why? For rental, you gonna get cheaper rental price than HASU HAUS even KAWA HAUS is a lot more expensive. For resale, this is a super hideaway condominium, no exposure at all, so people gonna forget that there is even a condominium here. But if you gonna own this property for quite long, I believe that it is going to turn out to be a very good investment because there is a group of people that always looking for a good and peaceful environment living area in the center city like this which is really rare to find and you can set the mark up price very high!
KAWA HAUS is a condominium that its own value come from emotion of the buyer similar to the riverside condominium that people will buy it just because they saw it and they like it. They don’t even care how expensive it is. I have even seen some riverfront room can mark up to 2 million bahts after the construction finish.
I think T77 is such a very good case study for investment. A lot of investor I know always talking about number for example; how many meter from BTS? What is the price per square meter? Is it cheaper when compare with the market price? How much for yield I will get? Honestly, I really annoy people like this. They don’t even know what ‘real demand’ is looking for. What about happiness of people who live here? What about good environment? What about their parent and children? Isn’t that what people are looking for from living? And I quite sure that is the value people are willing to pay for. (That is why condominium in T77 are so good in resale). If you are looking for a good place to live, this is the place that I would like to suggest.
